Scope
The project will redevelop an existing ±20,000 SF building shell and associated site to create a modern, code-compliant, and operationally efficient service center consistent with PG&E Corporate Real Estate & Strategic Services (CRESS) standards.
The project will be delivered in phases, with Phase 1 focused on relocation of Electric Operations and initial site functionality, followed by future expansion to accommodate additional functional groups and fleet operations.
The primary project objectives include, but are not limited to:
Facility Development
· Upgrade and build out the existing 20,000 SF building shell for office, shop, and warehouse functions.
· Deliver office spaces including open office, bull rooms, locker rooms, and support areas consistent with PG&E standards.
Operational Relocation
· Relocate Electric Operations to the new service center as part of Phase 1.
· Provide capacity for additional functional areas (Gas Operations, Material Handling, etc.).
Site Improvements
· Develop laydown areas for material storage, wire storage, poles, and equipment storage zones.
· Construct new vehicle circulation and parking areas.
· Install new 5,000-gallon fuel island with canopy.
· Construct used transformer storage are with canopy.
· Construct new Hazmat Building.
· Construct new Spoils Material bunkers with canopy.
· Construct new concrete containment pad for new transformer storage.
· Replace East and West existing bioswale infiltration zones with new to meet State, City, and PG&E requirements.
Security & Infrastructure
· Install new perimeter fencing, gates, and access control systems per PG&E Corporate Security standards.
· Upgrade utilities including electrical service (target 2,500amp 277/480V), fiber, water, sewer, and stormwater systems.
· New perimeter security cameras / tech poles / and underground conduit infrastructure.
· Site Lighting.
