THESE DOCUMENTS DESCRIBE PROPOSED WORK TO BE CONDUCTED AT THE PACIFIC GAS AND ELECTRIC SERVICE CENTER IN RICHMOND, CALIFORNIA. THE SCOPE INCLUDES A 27,600 SF COMPREHENSIVE INTERIOR TENANT IMPROVEMENT FOR OFFICE / BUSINESS ACTIVITIES WITHIN AN EXISTING OPERATIONS OFFICE BUILDING. THE PROJECT WILL INCLUDE NEW INTERIOR PARTITIONS, DOORS & HARDWARE, AS WELL AS MECHANICAL, ELECTRICAL, LOW-VOLTAGE AND SECURITY INFRASTRUCTURE. INTERIOR FINISHES, FIXTURES, EQUIPMENT AND FURNISHINGS WILL ALSO BE INCLUDED, WITH LIMITED MODIFICATIONS TO THE EXTERIOR ENVELOPE.

Vehicle Maintenance Building – 16,756 SF
INTENT OF TENANT IMPROVEMENT SCOPE IS TO ENHANCE OPERATIONAL FUNCTIONALITY, TO ACCOMMODATE GROWTH OF THE VEHICLE MAINTENANCE PROGRAM, AND TO PROVIDE ACCESSIBILITY TO THE MEZZANINE LEVEL. GENERAL IMPROVEMENTS INCLUDE UPDATES TO MECHANICAL, ELECTRICAL AND PLUMBING INFRASTRUCTURE, LED
LIGHTING AND CONTROLS, DOORS, RELITES, AND STOREFRONT AS INDICATED, AND INTERIOR PAINTING & FINISH UPDATES. SPECIFIC MODIFICATIONS INCLUDE: RELOCATION OF PARTS STORAGE, RESTROOMS AND BREAK ROOM; EXPANSION OF BULL PEN OFFICE AREA; CREATION OF NEW LOCKER ROOM, NEW TIRE ROOM, NEW FABRICATION ROOM, NEW TEAM OFFICE, NEW OFFICE, AND NEW LIFT, AS WELL AS AND MODIFICATIONS TO STORAGE MEZZANINE AREAS.
