Scope:
· The site currently includes a vacant building that was previously operated as a residential facility for children and modular office for the County’s Employment and Human Services Department. The demolition and hazardous material abatement of both structures are included in this scope.
· The scope of work for the new 31,765 SF Site and 8,663 square foot Social Rehabilitation Center (SRC) and the new 2,430 square foot (TOTAL) Permanent Supportive Housing units (PSH) includes all site preparation, utility installation, vertical construction, interior buildout, equipment and finishes required.
MEPF:
· Design build by the Subcontractors, you will carry the EOR and pick up from the posted documents.
· MEPF Subcontractors to provide a two part proposal: 1) Design & Preconstruction. 2) Construction.
Labor Requirements:
· Project Labor Agreement, refer to section 002210 Supplemental Instruction Regarding Project Labor Agreement and 007349 Project Labor Agreement of the 01. Criteria Manual for more information.
Schedule:
· Design & Permitting: 2/2/2026 – 10/2/2026.
· Construction: 10/3/2026 – 12/8/2027.
Alternates & Unit Pricing:
· Alt. #1: Permanent Supportive Housing (PSH) and associated sitework. See site plan for more information.
Warranty:
· 2 years.
