Description

We are soliciting best value proposals from modular subcontractors to design and cooperatively build a new MPR and supplemental program space at both Brook Knoll & Vine Hill Elementary Schools for Scotts Valley Unified School District.  Overaa is the selected Lease Lease Back General Contractor for this project.  Architect of Record for the project is tBP.  The Owner’s representative firm is DAG.

Overaa’s project scope includes modernization of both campuses with site improvements and existing building improvements along with a new modular building at each campus.  Selected modular subcontractor must coordinate their work with the rest of the project work to maintain project schedule and phasing for each campus.  Please contact Overaa to receive a copy of the RFPQ  under which Overaa was selected for reference to and awareness of other specific contract requirements for subcontractors under the LLB agreement.  Please also see Overaa’s subcontract agreement posted on our website or in Files module on Building Connected.

Schedule: Schematic Design is underway for the site.  Starting work onsite this summer is the plan.   Selected modular subcontractor’s work will begin as soon as possible.  Please provide:

  • Estimate of duration for modular design and engineering required to submit to DSA
  • Estimate of duration for DSA approval of the modular package
  • Estimate of duration for fabrication.
  • Confirmation that fabrication begins upon DSA approval of the modular package or sooner.
  • Estimate of duration of construction prior to occupancy.

Please provide lump sum pricing for preconstruction services (includes, but not limited to design and engineering drawings for submission to DSA, design development with Owner & rest of the team, coordination with project architect and their consultants, coordination with Overaa and other subcontractors, logistics and constructability input on modernization scopes around the project and how it relates to modular subcontractor’s work for best outcome on overall project schedule & cost & appropriate product/scope selections for this project).

Specific program information associated with modular MPR is provided in files module of Building Connected.  At Vine Hill proposed area of MPR is 9,200 sf.  At Brook Knoll proposed area of MPR is 8,665 sf with option to add 2,120 sf of childcare to modular MPR.

Provide budget for fabrication and delivery of your system.  Provide detailed list of what is included in your scope, and what is to be by others.  Overaa is signatory to Carpenters and Laborers, and the project has Skilled & Trained reporting requirements.  Overaa expects the following items to be installed by Overaa and/or other subcontractors: Building pad, site utilities up to 5’ from building, concrete foundations and slab on grade, carpenter/laborer claimed trades.  Should there be any other scopes that proposer deems more beneficial to not be included in scope for the modular building and installed, or furnished and installed by others, please clearly identify in a list.

Provide project examples of similar projects that have been approved by DSA and built within the past 5 years.
