The Project is located on the main hospital campus at 450 East Romie Lane in Salinas, CA. The Work includes design and construction of a new 4-level parking garage immediately adjacent to the existing Downing Resource Center parking structure (“DRC”) which will serve as an extension, or annex to the DRC. Construction will require extensive excavation for the new parking structure. The new garage will provide a net increase of 166 parking stalls and will connect to the existing structure’s circulation system, functioning as a single larger garage. A new south entrance/exit will be provided from San Jose Street. New exterior stairways and pedestrian access will be provided to direct garage users to the main hospital entrance. Upon completion the annex will be the same height as the DRC, 37 feet above existing grade including a 5-foot parapet, and will be designed to have a consistent appearance. The lowest (basement) level will include 20,000 square feet of warm shell space connecting to the basement uses in the existing DRC structure. The build out of the basement office space has been eliminated from this scope of Work. This project also includes the demolition of existing on-site buildings, site utility relocation, new site work, and remodeling for connections to existing buildings. All work with the exception of new parking structure will be permitted by the City of Salinas.
Trades include, but are not limited to: scaffolding, survey, final cleaning, concrete reinforcing, cast-in place concrete, precast concrete, formwork, masonry, structural steel, thermal insulation, joint sealants and firestopping, expansion joints, doors, frames, and hardware, glazing, metal stud framing, gypsum, tile, acoustical ceiling, resilient flooring, traffic coating, painting and wall coverings, signage, toilet compartments, site furnishings, fencing, earthwork, pavement markings, site utilities, landscape and irrigation.
These documents will be known as the Bid Documents.
Project schedule: Design/Build & Precon start date July 2021; construction duration April 2022 through July 2023.
Construction budget: $28M.
