This award-winning design build project involved the renovation and rehabilitation of a 4 story, 70,000 sf historic public building in Richmond, CA. The project received LEED Gold certification. The structure needed to be seismically upgraded to "essential facility" status with steel bracing and concrete shear walls. Overaa installed new exterior stone cladding and restored existing historic brick cladding, MEP systems, new interiors and renovations of existing historic building elements, and significant building waterproofing and drainage systems. Life/Safety upgrades were incorporated to current standards.
Overaa coordinated bid packages and subcontractor solicitation for the Owner. Under the design-build delivery system, Overaa implemented Materials & Resources credits 2.1 and 2.2, committing to a construction waste management program that diverted 50% to 75% of materials from disposal. Also, Overaa implemented Indoor Environmental Quality credits 2 (increased ventilation), 3.1 and 3.2 (construction IAQ management plan during construction and before occupancy), 4.1 to 4.4 (low-emitting materials).
